“How much home can I afford?” is usually the very first question buyers ask me, and it is the right place to start. The honest answer is that it depends on several factors working together, and the most reliable number always comes from a lender reviewing your specific situation. What I can do here is walk you through what actually goes into that number, so you understand the moving parts before you sit down with a lender.
The Core Factors
Affordability is not one figure pulled from the air. It is the result of a few key inputs:
- Your income. Lenders look at your stable, documented income as the foundation of what you can borrow.
- Your existing debts. Car loans, student loans, credit cards, and other monthly obligations affect how much room you have for a mortgage payment.
- Your down payment. How much you put down influences your loan amount, your monthly payment, and sometimes whether you pay mortgage insurance.
- The interest rate you qualify for. Rates change and depend on your credit and loan type, which is why I never quote a number; your lender will give you a real figure.
These pieces interact, so changing one shifts the others. That is exactly why a lender’s review is so valuable.
The Costs Beyond the Mortgage Payment
Plenty of buyers focus only on principal and interest, but your true monthly cost includes more:
- Property taxes, which vary by home and location, including differences across the Kansas and Missouri state line within the metro. Confirm the specifics with a tax professional.
- Homeowners insurance, which varies by home; it is smart to gather quotes early.
- HOA dues, if the home or community has them. Confirm the current amount and what it covers with the HOA directly.
- Maintenance and utilities, which are not part of your loan but are very real parts of owning.
When you add these in, the picture of what you can comfortably afford becomes much clearer and more accurate.
Run the Numbers Yourself First
Before you talk with a lender, it can help to play with the inputs and see how they move. My mortgage calculator lets you adjust the price, down payment, and other figures to get a rough feel for the monthly payment. Treat it as a starting sketch, not a final answer, since it cannot account for your exact rate, taxes, insurance, and dues. Once you have those real numbers, everything lines up much better.
Pre-Approval Gives You the Real Number
The single most important step is getting pre-approved. A lender reviews your income, savings, credit, and debts to tell you a realistic price range and what your monthly payment might look like. This does two things: it focuses your search on homes that fit, and it shows sellers you are a serious, prepared buyer. If you are not sure where to begin, I can point you toward reputable lenders so you can compare options. Pre-approval is also Step 1 in my home-buying timeline.
What You Can Borrow vs. What Feels Right
There is an important difference between your maximum approval and your comfortable budget. The approval shows what you could borrow; your budget reflects what fits your life, including savings goals, travel, and a cushion for the unexpected. Many buyers choose to land somewhat below their ceiling so homeownership feels easy rather than tight. We will talk through both numbers together so you make a choice you feel good about for years, not just on closing day.
Affordability Across the Metro
One advantage of the Kansas City area is its range. You can look on either side of the state line, and because I am licensed in both Kansas and Missouri, we can compare homes across the whole metro. Costs like taxes and insurance can differ between the two states and from one community to the next, so it is worth reviewing the complete picture for any home you seriously consider. My buyer guide and home search are good places to keep exploring once you have your budget in mind.
